   1. Due diligence on developer 
      1.1 Ensure that the developer is reliable with good financial standing and proven track record at the developer is the legal owner of the property (by verifying against the foreign land registry) and is legally entitled to market and develop the property 
      1.3 Ensure the payment arrangements for buyers, including the parties that receive payment, are appropriate for the property purchase.

   2. Due diligence on foreign estate agent 
       Ascertain that the foreign estate agent is reliable and with a good track record (if there is a tie-up).

  3. Due diligence on the property
     3.1 Check the property title, tenure, location, features and amenities.
     3.2 Ascertain the details and specifications of the property, and get a better knowledge and understanding of the property and its surroundings by visiting the site. 
     3.3 If engaging third parties (local representative of the country where the project is located) to do due diligence, ensure that the third parties are qualified to perform due diligence. 

   4. Due diligence on claims
   Conduct due diligence checks on claims related to the property (guarantee of rate of return or rental returns or yields).
